A Personal Real Estate Lesson

In 2021, I purchased 1½ plots of land at Jomav Sunshine Estate, Akure for approximately ₦2.7 million.

At the time, it felt like a normal property purchase.

There was no crystal ball.

There was no guarantee.

I simply saw an opportunity and decided to own.

Fast forward to today.

Those same 1½ plots are now worth approximately ₦18 million.

Every time I reflect on that journey, one lesson becomes clearer:

Real estate is not always about how much money you have.
It is often about how early you start.

The Biggest Real Estate Advantage Is Time

Many people believe the secret to real estate success is having a lot of money.

In reality, one of the biggest advantages is often time.

When I bought those plots in 2021, I wasn't buying today's value.

I was buying tomorrow's possibility.

Over the years:

  • development continued,
  • infrastructure improved,
  • demand increased,
  • and the area kept growing.

The result?

A property purchased for ₦2.7 million is now worth approximately ₦18 million.

What If You Didn't Have ₦2.7 Million?

This is the question that led to the creation of NairaPacket.

Because many Nigerians understand the value of property.

The challenge has always been access.

Not everyone has millions available.

But that does not mean they should be excluded from ownership.

Let's use the same property example.

If someone had built an ownership position around that time:

✔ A ₦1,000,000 ownership position would today be worth approximately ₦7,058,824

✔ A ₦500,000 ownership position would today be worth approximately ₦3,529,412

✔ A ₦250,000 ownership position would today be worth approximately ₦1,764,706

✔ A ₦100,000 ownership position would today be worth approximately ₦705,882

✔ A ₦50,000 ownership position would today be worth approximately ₦352,941

✔ A ₦10,000 ownership position would today be worth approximately ₦70,588

The exact figures are not the point.

The lesson is.

Ownership participates in the journey of the asset.

Money Stays Money. Ownership Grows With The Asset.

Imagine two people in 2021.

Person A keeps their money.

Person B builds ownership in a growing property.

Five years later, the outcomes can look very different.

This is not because one person worked harder.

It is because ownership allows people to participate in the growth happening around the asset.

This is one of the reasons ownership has remained relevant throughout history.

Ownership creates positioning.

Why Many People Miss Real Estate Opportunities

Most people do not miss opportunities because they lack ambition.

They miss opportunities because they believe they must wait.

They wait for:

  • more income,
  • a promotion,
  • a bigger business,
  • the perfect time.

Meanwhile:

  • roads get built,
  • communities expand,
  • new businesses arrive,
  • demand increases,
  • and property values move.

By the time many people are ready, the opportunity has already changed.

Why We Built NairaPacket

After seeing firsthand how a property I bought for ₦2.7 million grew to approximately ₦18 million, I kept asking myself one question:

Why should ownership only be available to people who already have millions?

That question became part of the inspiration behind NairaPacket.

We wanted to create a platform that helps more Nigerians:

  • start earlier,
  • build ownership gradually,
  • track ownership digitally,
  • and participate in property ownership without waiting indefinitely.

Because ownership should not be all-or-nothing.

The Future Belongs to Early Starters

One thing I have learned from real estate is this:

The people who benefit most are not always the people with the most money.

They are often the people who started earlier.

Ownership rewards positioning.

Ownership rewards patience.

Ownership rewards participation.

And most importantly:

Ownership rewards people who begin.

Final Thought

Looking back, buying those 1½ plots for ₦2.7 million was one of the best decisions I made.

Not because I knew the future.

But because I chose to start.

If there is one lesson I hope more Nigerians understand, it is this:

Don't wait until you can afford everything.
Start with what you can.
Time can do the rest.
